Asturias is the region where the prices of the rent of flats in first line of coast have had the lowest increase. According to different studies of appraisal companies and real estate websites, rents have barely increased in the region by 2% in the last year, compared to the average increase of more than 9% in the rest of the Spanish. The average rent in Asturias exceeds 500 euros a week and the highest prices are registered in Llanes, where they exceed 600 euros.

The studies agree that the prices of rents on the coast for these summer holidays have increased in all regions and that this rise occurs "in parallel to the consolidation of the general economic recovery in Spain", José María Basañez said, president of Tecnitasa. According to this appraisal company, the average price increase on the coast last year has been of 9.8%. For its part, the real estate website pisos.com rises the increase to 13.5%. However, the studies of both companies point out that not all coastal areas behave in the same way and emphasize that in areas such as islands, the increase in rents is around 20% and average prices reach 1,489 euros for a week in the case of the Balearic Islands.

"Beyond consolidated destinations such as the Costa del Sol, the Balearic Islands and the Mediterranean area in general, holiday tourism is feeding on another type of demand not so dependent on the sun-beach binomial, which makes other areas of the Spanish coast, especially in the north of the country, gain popularity and overcome their stagnation, based on their cultural offer, gastronomy or natural environment", Miguel Ángel Alemany said, general director of pisos.com. However, according to this real estate website, the coast of Asturias is where prices have had the sharpest decrease last year, 2.30%, and the average price for one week is 534 euros, below the average of the Spanish coast, which is 642 euros.

Meanwhile, Tecnitasa´s study also places average prices on the Asturian coastline above 500 euros a week, but notes that in some areas like Llanes, prices are much higher. For an apartment of 70 square meters in the urban center of Llanes or in the areas of the beaches of El Sablón or Puerto Chico tourists pay an average of 600 euros a week, well above the average price of 500 euros that they pay in Gijón or in the area of the beach of Santa Marina de Ribadesella.

Leaving the center and the beaches, in Llanes and Ribadesella the prices of a flat of 70 meters decrease to 455 and 350 euros, respectively, while in Tapia de Casariego the average is 380 euros.

If instead of flats you want to rent a duplex of about 170 square meters, the highest rental prices for this summer are also located in Llanes, with 630 euros per week, above the average of 515 euros of Ribadesella, according to the study of the Company Tecnitasa.
